What buying off-plan gets you
In a development still under construction, the price per square metre usually starts below a finished flat and rises as the build progresses, and developers typically offer a deposit-plus-instalments plan. In return, the delivery date is a promise: read the delay clause and the specification schedule in the contract carefully.
What to check in the contract
- Construction servitude: if the deed transfers on servitude, the timetable for moving to full condominium title should be explicit.
- Building permit and occupancy: the permit date and the occupancy plan show how realistic delivery is.
- Payment plan: whether instalments are currency-indexed, plus late interest and cancellation terms.
- Delivery standard: what the kitchen, appliances, flooring and shared areas will be handed over as.
Price bands and unit types
