What to look for in an Istanbul villa
Villas for sale in Istanbul cluster along Beykoz, Sarıyer, Çekmeköy, Büyükçekmece and Silivri. Buyers who want detached living close to the centre look at the gated, wooded compounds on both sides of the Bosphorus; those after more land and garden tend to choose the newer developments along the Marmara coast.
Three things set the price: the plot and garden size, the building permit and occupancy certificate, and whether the villa sits inside a compound or on its own parcel. A compound brings security and shared facilities in return for monthly dues; a detached parcel has no dues, but maintenance and security are entirely yours.
For foreign buyers
You do not need a residence permit to buy property in Turkey. The deed transfer is completed with a tax number, your passport and a sworn translator.
