Will the view stay?
A sea view is one of the strongest price multipliers in Istanbul — but whether it lasts depends on the zoning of the plots in front. The first thing to check is the permitted building height on the parcels between the building and the water. The second is the floor: two floors apart in the same block can be a completely different view.
Where to look
Bosphorus views sit mainly along Beşiktaş, Sarıyer and Beykoz; Marmara views run through Zeytinburnu, Bakırköy and the Büyükçekmece–Beylikdüzü coast. In newer coastal developments the view is usually priced floor by floor, so the rate per square metre inside one project can vary noticeably.
