What the rule says
Citizenship by real estate investment starts at USD 400,000. A three-year no-sale annotation is entered on the title deed, a valuation report is mandatory, and payment must run through a bank with a foreign currency purchase certificate. It does not have to be a single property — several properties can be combined to reach the threshold.
How the process runs

- Complete the deed transfer with the three-year annotation.
- Obtain the certificate of conformity, then apply for the residence permit and citizenship.

Choosing well
A property that meets the threshold exactly leaves no room if the valuation comes in lower than expected, so staying a little above budget — and in districts that value strongly — is the safer play.
